El Pepe came to us as a ‘free’ gift. Giana’s husband, Brian and got everything he needed from this bike and had moved on (meaning he couldn’t find a buyer) and gave the bike to us. This old, blue Yamaha 200 shows up at our house looking as worn as a could bike can be. I took one look and he told me to call him Pepe.

El Pepe takes some finesse but he is a hard worker. He was good for a few rides then he needed new tires, get a couple of rides then head gasket, etc.

The reason I tell you all of this is because he brought back a joy we didn’t know we missed. My husband Jim, and I, grew up riding dirt bikes. As a more ‘mature’ man, he’d leveled up to his Harley. But you never lose your first love and El Pepe reminded him of that.

But, as always, nothing is free. El Pepe takes TLC but he’s still a great ride. In the end, Brian didn’t give Jim a bike, he gave him an education in motorcylce maintenance!

The Nevada Department of Forestry declared no campfires, anywhere, until further notice. We haul our old propane bbq with us in our toy hauler so we can still cook outside when we go camping. We miss evening fires but we’re ok with that. Who wants to be the jerk that burns down the state anyways?

We went from unseasonal rains to extremely dry and abnormally hot weather. Everyone I’ve talked to said they can’t remember ever having a statewide restriction like this. I know it has been common in other states to have such broad restrictions so I guess Nevada just has to follow suit now.

After having dinner with a neighbor, we came home around 11pm, turned in our driveway and stopped to open the gate. I swear I saw a furry footstool running up my driveway in the headlights! My husband and I sat there, jaws dropped, trying to comprehend what we were seeing. It was hilarious because once he was out of sight, we realized we’d had an itty bitty bear in our yard!

He was just looking for a snack since he’s learned terrorizing trash cans all over the Virginia City Highlands is a great way to eat. But from the scuttlebut we’d heard, we had no idea he would be small. Probably about 350 lbs. He was heavy enough to jack our gate when he climbed it but luckily we didn’t see any damage to fences.

I still think he looked more like a footstool than a bear.

Played golf for the very first time yesterday.  I’ve driven balls a few times at the Grand Sierra aqua range and it was great fun and good for just learning how to swing a club. But, it really isn’t the same as actually playing.

So my husband and I took the day off work and went out to play. I was as nervous as they come. I worried I would never get through a round because of my lack of experience. How many rules of ettiquette would I break? Am I going to have balls going off into other people’s fairways? Are my husband and I going to end up in divorce when I beat him with a club? (he is teaching me and well, that could happen, right?)

I really shouldn’t have worried.  The Eagle Valley Golf Course in Carson City NV has the best group of people working there I could have imagined.  Everyone was encouraging and relaxed. The others playing the course were just as easy going and pleasant. I need not have worried at all.

Eagle Valley has 2 course, the East and the West. We played the East. Par 5 but very mellow. I haven’t seen the West course but it is recommended for the intermediate to advanced player. Obviously, I’m not an experienced golfer, but I highly recommend playing there. Not only are they a great group of people with a fun course, but they are affordable too!

Our family lives outdoors. We love our home but prefer to spend as much time outside as we can. Golf is something my husband has always wanted me to try so nowI can check another experience off of my list. Of course, I can see this turning into a vice now. Northern Nevada is known as a golfers playground so there are many, many courses to explore. From the many beginner options to the adventurous Jack Nicklaus designed course at Montreux. But, right now, I will be a regular at Eagle Valley.

A very strange thing has happened this week. We’ve had rain everyday. Hopefully it will continue through the week.

This really isn’t normal for this time of year. Come to think of it, I don’t think it is a normal weather pattern ever considering the length of time. Please don’t think I’m complaining. Definitely not!

The good? Recently the Division of Forestry came through and cleared 50 feet of brush and trees on either side of the road in our section of the neighborhood. The moisture brings out the fresh smell of the cut pine and they seemed to have spread lupine seeds far and wide. With this rain, they are blooming up and down the roads. I’m starting to feel like I’m in the hill country of Texas when the Bluebonnets are in bloom!

I appreciate the dust staying down since it is constantly damp. The rainbows in the evenings are beautiful over the mountains. The double rainbows are even more fabulous. The birds are in my garden singing their happiness and the garden itself is thriving. My house stays cool enough that I don’t want to crawl out of my cozy bed in the morning.

The downside? There really isn’t too much to consider. When I see the lightening striking in the distance, I hope the rain continues as protection against fires. Unfortunately, the weeds are thriving too. The cheat grass is going to seed faster than I can kill and bag it. So as soon as I think I’ve removed all of it around my house, it grows back. This in itself is becoming a full time job! If you aren’t aware of the dangers of cheatgrass, please read this.

 

Northern Nevada is wet and the good definitely outweighs the bad. I just hope it continues through the week like the forecasters predict!

There are two types of clients in the real estate market today. They are called Stuck and Waiting.

Stuck is hardest hit. This is the person who’s home has dropped in value to an extreme degree and cannot make the move they were planning. There can be many reasons Stuck is in this position….. Priced home too high when the market was changing and didn’t adjust accordingly or waited too long to list home on the market. Stuck’s biggest problem is keeping a positive outlook and continuing to prepare to make their move when the time is right.

Waiting’s name is exactly that. Waiting is looking to see when the market will hit bottom to make the most out of their next purchase. The economy is affecting Waiting but not so much that Waiting can’t make their move when they decide the time is right. Waiting’s biggest problem will be making sure he doesn’t wait too long before the economy rebounds.

I’m reading articles daily that discuss the real estate market in very vague terms or there is a comparison of micro economies to illustrate extremes around the country. “Chinese are being bussed around to buy homes”, “Rust belt never recovered from the recession in the 80’s and 1 in 3 homes are vacant”

None of this matters to Stuck or Waiting. Neither have any need to hear about what is going on everywhere else. Instead, they need to pay attention to what is happening in their own micro economy and plan accordingly. Stuck needs to keep working, keep planning the next real estate venture and take time to look at his financial situation. This situation will not last forever so Stuck needs to focus on what he can change today so he can change his name. Today, Stuck is learning what went wrong in his circumstances and Stuck will never let it happen again. Waiting better be careful. Sometimes Waiting can wait too long because the longer the wait the more anxiety builds. That anxiety can leave waiting with nothing to show for those careful decisions when subtle changes happen in his micro economy. This situation will not last forever so Waiting needs to develop an action plan to carry out immediately. Does Waiting know what the next purchase will be? If Waiting has it picked out, Waiting should be discussing options with his Realtor. Waiting should also be aware that properties don’t stay listed forever so Waiting should be ready to engage in the transaction immediately. Whenever that should be.

A Lesson About Risk From The Big Boys

Neither Stuck or Waiting are acting like the big players in real estate. Take Donald Trump for example. He learned his lessons the hard way, like most of America right now, he suffered through mounting debt to develop one of the largest real estate empires. Through recessions, gains and losses, he never quit trying, he never gave up. Think what you will about him personally, he has made his mark (not to mention his wealth) in the real estate world. I’m not saying Stuck or Waiting have to be the next Trump. The point is the lesson we all learn from successful entrepreneurs experiences. Have your game plan and build your team.
